This construction management project of a 500,000 sq. ft., 650 foot tall, 470-plus high-end condominium rental unit is slated for completion in early 2017. The building was an SOE/Tie back project with 24-hour dewatering required along with 40’ steel caissons embedded into the bedrock. The reinforced concrete superstructure will reach 60 stories at 650 feet high and will feature a custom SolarBan 60 glass curtainwall exterior. The amenities building will include a pool, spa, steam room, parking garage, meeting rooms, library, and a fitness center.

The overall project consisted of a 142,000 sq. ft, 27-story building housing 142 condominium style rental units complete with full kitchens and bath, custom casework, fully covered garage, and terrace areas with seating and lounge areas.

STEW LEONARD’S

Stew Leonard’s Farm Fresh Foods is known for its farm-fresh milk, “from scratch” in-store bakery, cut-to-order butcher shop, and fresh seafood department. Their first Long Island store is located in Airport Plaza shopping center in Farmingdale. The new 60,000 square-foot store consisted of complete interior demolition including the entire concrete slab. The interior was fitted out with a new 10,000 square-foot mezzanine for added office space. A new loading dock and mechanical mezzanine was added at the rear of the building. The interior finishes in the store consist mostly of rough sawn pine boards and stone fascias to create a barn-like atmosphere. The store layout is unique in the way that the isles are not run parallel to each other but is laid out more like the isles in Ikea. Also unique to the store is all the animatronic figures that it has throughout. The exterior façade was completely demolished and redone with Hardi grooved siding. At the main entrance stands their trademark Silo.

This construction management project was completed in the Spring of 2012. The overall project consists of 114,000 sq. ft. housing 92 condominium style units with full kitchen with GE appliances, individual hot water boilers, gas service, large private deck area, and washer and dryers. The building also has a complete underground garage, outdoor pool, and fully equipped gym area. JPC finished this project one year ahead of the original projected construction schedule. As reported in ny.curbed.com, an area resident stated “I give a big round of applause to the how’s of this building coming to be. They were not the ‘bad neighbors’ that most all the other construction projects around my block have been…what is it that this new project is doing that makes them such a non-problem?”

MONSOON ASIAN KITCHEN AND LOUNGE

This construction management project was completed on time and within budget for our long-standing client, The Bohlsen Restaurant Group. The project was a conversion of an old bank building into a 9,500 sq. ft. Asian kitchen and lounge. The construction consisted of a complete interior demolition that included the previous bank’s 2-ton vault. A new 2nd floor and mezzanine were added inside the existing structure. The interior walls are wrapped in deep red tile and a custom black lattice woodwork. All interior woodworking was custom fabricated. The bar is custom made with an onyx top that is lit by undercounter LED’s. The lounge has state-of-the art LED lighting that changes colors reflecting the mood of the music being played.

SEA STAR GRAND BALLROOM

Part of the Long Island Aquarium and Exhibition Center in Riverhead, NY, the Sea Star Grand Ballroom and Long Island Exhibition Center is a general construction project of a new 28,500 sq. ft. Banquet Facility and Exhibition Center. The exhibition space is 4,600 square feet with is first exhibit ‘Butterflies & Birds!’ which opened to the public in July 2011. The Grand Ballroom, with a full catering kitchen, has a 325-seat capacity for weddings and a 630-seat capacity for conferences. The facility is flanked on the east by the newly constructed Hyatt Place East End Hotel and to the west by Long Island Aquarium and Exhibition Center. Construction of the facility was completed in under 12 months, successfully hosting its first wedding reception in August 2011.

WINTHROP HOSPITAL WELLNESS CENTER

The Winthrop Hospital Wellness Center was a construction management project consisting of a 34,000 sq. ft fitness and wellness education center, and 45,000 sq. ft. of clinical services operated by Winthrop Hospital. Primary care, orthopedics, physical therapy, pediatrics, and cardiology are some of the services that occupy the clinical space. The center also includes classrooms, a patient and resource center, an attended child play area, and a complete fitness center including recreation facilities and a swimming pool. The building itself was expanded from 106,000 sq. ft. to 134,000 sq. ft. that included a new brick facade. The project also included the installation of new glass windows and the creation of an atrium at the entrance of the building, installation of escalators, elevators, and parking spaces for 500 cars. The entire project including interior fit-outs took 18 months to complete.

SUFFOLK COUNTY COMMUNITY COLLEGE LIFE SCIENCES BUILDING

This general construction project of a new 64,000 sq. ft. three-story life science building began on the Ammerman Campus of Suffolk County Community College in November 2012 and was completed in the Spring of 2014. The building consists of a structural steel superstructure and external cavity wall construction. The facade consists of brick, aluminum panels, and curtain wall construction. Now complete, the project has achieved LEED gold certification.

HARBOR CLUB AT PRIME

The Harbor Club at Prime is situated in the Huntington Harbor adjacent to Prime. The 10,000 sq. ft., 2-story renovation was built for weddings, social celebrations, and corporate events. Exterior construction included Kawneer storefront windows and glass/aluminum doors that open up to an outdoor IPE wood deck and glass wall railing covered by a canvas awning on the 2nd floor. The 1st floor opens up to a brick paver patio and pristine landscaping. Interior construction includes fabric ceilings, wave wall bricks, specialty lighting, and 2 stone bars.

GOUVENEURS HEALTHCARE SERVICES

Gouverneur Healthcare is an existing 13-story long-term care and clinical service facility located on the Lower East Side of Manhattan. The project is divided into three primary areas of work: interior and exterior renovation of an existing building, mechanical infrastructure upgrades, and the development of a new facility. We are expanding the long-term care capacity to 301 beds (from the original 210), and upgrading the services to include shared baths, recreation areas, and country-style kitchens. Various medical departments will receive renovations, among them Pediatrics, Medicine, Imaging, and Dental. We will be implementing new fire alarms, sprinkler risers, electrical wiring, and domestic water and gas systems, in addition to refurbishing the existing air-handling units and reusing the riser trunk ductwork to feed new branch ductwork on the renovated floors. The new building will be a 100,000 SF steel/concrete structure and will utilize over 1,100 tons of structural steel (primarily built on what is now a parking lot) that will house new Surgery, Podiatry, OB/GYN, Adult Behavioral Programming, WIC, and Pharmacy departments. A 3,500 SF “bump-out” connecting the old and new facilities will also be built to create space for the additional bed count.

RAPHAEL VINEYARD & WINERY

Located on the North Fork of Long Island this general construction project consisted of complete site development and construction of a 30,000 sq. ft. facility modeled after the Italian monasteries of Tuscany. The construction project consisted of building the winery 12 feet underground to allow for the energy-efficient building to use the earth’s natural 55F temperature to cool the winery. Also the project included Spanish tile roof and stucco finish along with heavy timber construction, installing chillers and refrigeration equipment for wine storage, stainless steel tanks, a barrel room made from French oak, and the development of a complete 70-acre vineyard.

MONTAUK PLAYHOUSE & COMMUNITY CENTER

In 2003, the East Hampton Town Board decided to save the existing building and turn it into a community center. Initial cleanup and historical restoration of the building, which began in Fall 2004, along with the inclusion of the Human Services and Recreation Centers, was completed in the first phase of construction. The facility opened to the public in April 2006. The overall project took 18 months to complete and encompasses 120,000 sq. ft. The Human Services Center includes a child day care center that can accommodate up to 60 children between the ages of 6 weeks and 4 years; a senior nutrition center that can serve up to 60 seniors daily; and an adult day care center that can accommodate 10 adults with special needs. The Recreation Center includes a high-school regulation-sized gymnasium with locker rooms, a fitness center and physical therapy office, and storage and office space. Additional improvements included a glass roof bay reminiscent of the original Carl Fisher design that is the focal point of the atrium lobby of the performing arts center.

THE RINX AT HIDDEN PARK POND

HAUPPAUGE OFFICE PARK

Started in 2013, this general construction project consists of a new 80,000 sq. ft. five-story office building located in the Hauppauge Office Park Complex. The building consists of a structural steel superstructure. The facade is precast concrete wall panels by Slenderwall and curtain wall. This project was broken up into two phases; one for the core and shell and site work and the other for the interior tenant fit out. This project had an aggressive 12-month schedule and was completed in August 2014.

This general construction project of the Extended Stay America at LaGuardia Airport in New York took one year to complete. The project consisted of piles, grade beam, and structural slab, and all structural 12-guage metal stud framing complete with Denz glass and E.I.F.S. exterior. The hotel features lobby and lounge room and 100 rooms complete with fully equipped kitchens including refrigerator, microwave, stove-top, and sink.

The Hyatt Place Hotel is a general construction project of a new 69,000 sq. ft. hotel consisting of 100 guest rooms. The facility also includes a meeting room, fitness center and indoor/outdoor pools, and access to a 100-slip marina located on the Peconic River. The hotel is adjacent to the new Sea Star Banquet Hall and Exhibition Center and The Long Island Aquarium at Atlantis Marine World. SMOKEY BONES BBQ

The construction of this new 8,232 sq. ft. Smokey Bones BBQ restaurant in Ronkonkoma started in the dead of winter that involved the rental of a Hydronic heat machine and the use of thermal blankets to thaw the ground for excavation and concrete work. Interior construction of this new restaurant included the individual dining areas with prefabricated fireplaces, commercial kitchen, walk-in boxes, cooler wall assemblies, custom bar, restrooms, and back offices. Unique construction features at this restaurant are the exterior log trusses and interior log assemblies that were carved, cut and installed upon delivery to the jobsite. When finished, this project was brought on time within a 7 month schedule and within budget.

LONG ISLAND AQUARIUM & EXHIBITION CENTER

Located in Riverhead, NY, the Long Island Aquarium and Exhibition Center is situated on nearly seven acres along the scenic Peconic River. General construction began on the facility in late spring of 1999, with its official opening on June 15, 2000, marking it as the first large-scale Aquarium to open in New York State in more than 35 years. This ground-up 100,000 sq. ft. complex construction project was themed around the “Lost City of Atlantis,” and included installation of an 180,000 gallon shark tank and a 20,000 gallon tank containing the only living reef in North America. Also home to the Riverhead Foundation for Marine Research and Preservation, New York State’s only authorized marine mammal and sea turtle rescue and rehabilitation center, the facility features an outdoor performance amphitheater, cafeteria, office suite, and a catering hall.

Westhampton Senior Living is an assisted living facility located in Westhampton, NY that will comprise 69 rooms with 100 beds. The floor area for this 2-story facility plus partial basement is 86,851 sq. ft. The layout consists of 4 wings with wood frame construction that will house the residents. A core with metal framing and structural steel construction that will provide recreational space inclusive of a theatre, library, & tavern. Exterior construction includes hardie siding and Anderson Windows. This 13.34 acre site has also been developed to include 131 parking spaces, landscaped areas, estate fencing, and a separate sewage treatment facility control (Besst) system with designated lab area.

RED LOBSTER

The construction of this new 7,513 sq. ft. Red Lobster restaurant in Ronkonkoma started in the dead of winter which involved the rental of a Hydronic heat machine and the use of thermal blankets to thaw the ground for excavation and concrete work. BABYLON CARRIAGE HOUSE

Established in 2003 in an actual carriage house built just after the Civil War, the Babylon Carriage House renovation included the perseveration of existing framing and open truss designs. The space is approximately 6,000 square feet and contains an open mezzanine design, center staircase. THE HUNTINGTON YMCA

The general construction project at The Huntington YMCA included 16,929 sq. ft. of construction of a new childcare wing consisting of seven classrooms, fitness center including added elevator and stair entry, and a 37,290 sq. ft. interior renovation to the balance of the YMCA facility. The interior renovation included new ceilings/lighting, new floor finishes, and the installation of a new Fire Alarm and Fire Sprinkler System in the existing YMCA building. Construction was completed in phases over 15 months while the facility was fully operational. Site work included renovation to three existing parking lots and construction of one new parking lot completed in phases with required SWPP protection.

WESTHAMPTON COUNTRY CLUB

The construction of the 23,350 sq. ft. Westhampton Country Club project included the demolition of the existing country club and the construction of a new clubhouse and a standalone 5,686 sq. ft. Pro Shop. The exterior construction included cedar wall / roof shingles and aluminum doors / windows. Interior construction included an operable partition that spanned the main dining room and folded into an adjacent closet. Special carpentry features were prevalent throughout the interior spaces. This includes casework items that feature multiple bars, cabinets, and vanities that were fabricated in our Custom Millwork shop. When finished, both the country club and pro shop were brought on time within a 12-month schedule and within budget.

NORTHEAST AIR PARK

The Northeast Airpark and Fuel Farm in Shirley, New York, was built in two phases, the first of which was completed in 2003. Initial plans called for approximately 30,000 sq. ft. of hangar space, which has since grown to over 100,000 sq. ft., completed in 2006. Construction was completed in 4 months and 6 months respectively. In addition to the tenant space created, a first class fueling/transfer facility has recently been completed as of April 2011 in coordination with local health, building and fire prevention as well as national and federal requirements and local codes.

LONG ISLAND CHILDREN’S MUSEUM

This general construction project was comprised of the complete interior demolition/restoration and exterior remodeling of a historic World War II airplane hangar at the Mitchell Field Complex in Garden City, New York. The interior included a variety of museum exhibit spaces unique to themselves, interactive children exhibits, and a theater. A second floor was created with additional custom exhibit spaces. All high-efficient mechanical systems were installed.

CINEMA ARTS CENTRE

The Cinema Arts Sky Room Cafe in Huntington, New York, was a vital addition made to the Cinema Arts Centre in Hnutington. Built as a general construction project, the Cafe serves the varied needs of cinemagoers including meeting with friends before and after a film, as well as attending receptions with filmmakers and guest speakers. The general construction totaled 2,690 sq. ft. The building addition included a new lobby addition that entered the newly constructed Cafe and existing movie theater. Concrete and finish work were also undertaken in one of the Cinema’s existing three theaters. Exterior construction was block/brick with aluminum entrance doors and slider windows. The project was brought in on time within a 3 1/2 month schedule and within budget.

ST. THERESE R.C. CHURCH

This 17-month general construction project included the demolition of the existing church and construction of a new 15,000 sq. ft. church with a full basement. The new structure included a natural slate roof supported by a heavy timber truss roof construction, custom lead glass windows, a marble alter, along with 5-piece millwork trim and a raised paneled interior, a cmu backed EFIS façade finish, and full site development with landscaping.

ST. KILLIANS R.C. CHURCH

This general construction project called for a partial demolition of the old historic church of St. Kilian’s built in 1898. The church was completely gutted and JPC began building the new structure complete with clock tower, along with restoration of the church’s historic artifacts. including salvaging and restoring the original stained glass, restorations of the Stations of the Cross, church organ, pews, and the original chandeliers. New construction consisted of expanding seating from a 360-seat capacity to a 882-seat capacity, a new altar, two new baptismal fonts, complete HVAC system, assisted listening sound system, and three digital clocks in the tower, powered with a memory chip that will not have to be reset until 2050.

JONES BEACH MARINE THEATRE

Prior to Hurricane Sandy, the general construction and renovation project of the Jones Beach Theatre in Wantagh, New York, consisted of demolition and new construction work for Beach Concerts, Inc. and the New York State Department of Parks, Recreation and Historical Development. Components of the job included the renovation of the seating area with all construction taking place over water, including structural steel, concrete, masonry, and metal panels. All materials for this project were brought in and prepped on barges.

SUFFOLK COUNTY NATIONAL BANK HEADQUARTERS

The construction of Suffolk County National Bank’s new 47,890 sq. ft. headquarters in Riverhead was completed within 12 months. The main design element for this three-story plus basement building is the curtain wall system that dominates the four exterior elevations. Increasing the difficulty in construction was the basement addition of a kitchen to the project by the Owner after the construction of the building shell was completed. Interior construction included two passenger elevators, one freight elevator, and a loading dock. The parking lot construction included stamped and colored concrete pavements for pedestrian traffic.

FEDERAL EXPRESS DISTRIBUTION FACILITY

Built as a general construction project, this FedEx Distribution Facility located in Ronkonkoma, New York, is one of the main distribution centers within Suffolk County. The facility is a pre-engineered building with a masonry exterior and is comprised of both office and warehouse areas. It took J. Petrocelli Construction 7 months to completely finish this 124,000 sq. ft. building.

LONG ISLAND DUCKS STADIUM

Construction on the Long Island Ducks Stadium in Islip, New York, was done in two phases, to which J. Petrocelli Contracting was the construction manager and constructor for both phases. As stated by Mr. Bartha, Commissioner of Suffolk Country Department of Public Works (the agency in charge of the project), “Opening day would not have been achieved without J. Petrocelli Contracting, Inc.” The ballpark was completed one year from groundbreaking to the first pitch on opening day. This fast-track schedule was developed and met by J. Petrocelli Contracting, Inc. The construction of this ballpark included seating for 6,000 along with 20 skyboxes, complete locker room and maintenance facilities, cafeterias, and batting cages.

GURWIN ASSISTED LIVING

The 70 room, 50,000 sq. ft. Gurwin Jewish – Fay J. Lindner Residences shares a 47-acre campus with Gurwin Jewish Nursing & Rehabilitation Center, which is recognized as the premier provider of excellence in comprehensive inpatient and outpatient care for the elderly. This general construction project also included an on-site synagogue for the exclusive use of the residents, a 21-foot vaulted ceiling surrounded by the richness and beauty of natural maple, an elegant private dining room, reading library, comfortable lounges with home-theater TVs, computer stations, nine spa suites featuring whirlpool baths, an ice cream parlor and cappuccino café, landscaped grounds, a full backup emergency generator system, and a security monitoring system. This project took J. Petrocelli Construction 18 months to complete.

HERTLIN HOUSE

This general construction project consisted of the complete development of a 14-acre site and construction of a new 4-story independent living community in Ronkonkoma, New York. Built for Aging in America, a not-for-profit, non-sectarian community service organization that has been providing services to seniors for over 150 years, JPC met the owners concern regarding all technical and financial phases of this project. The construction of this facility features 120 apartment-style residences, a compete state of-the-art kitchen, Terrace Restaurant complete with private dining room, fitness center, beauty salon and barber shop, movie theatre, computer center, arts and crafts studio, library, and security and fire alarms systems.
